I have no idea! When we bought our house, the previous owner said they hadn’t experienced flooding for a long time, but I’ve seen more street flooding in our neighborhood in recent years. So maybe things have changed.

Flood is not a high risk because we live in higher elevation but fire may become an issue during extended droughts.

Whatever it is now, it will probably get worse because of climate change (more extreme rainfalls in the future).
